Mighty Buildings Site Prep & Utilities: The Fresno Owner’s Guide

We stock and install Mighty Buildings-compatible site prep and utility connection components for Fresno homeowners, with most complete utility tie-in packages running $4,800 to $11,200 depending on trench depth, panel load, and how far your Mighty unit sits from the main house. We keep the common failure points on the truck: exterior disconnect boxes, weatherhead risers, and the shallow-buried conduit runs that Fresno soil likes to shift. The way owners usually find us is simple: the Mighty Buildings unit was dropped and connected two or three years ago, and now the trench settled, a conduit separated, or the panel starts tripping when the mini-split kicks on.

This page is written for Fresno owners who already have a Mighty Buildings unit and are dealing with the less glamorous half of the install: what’s underground, what’s on the wall, and what connects the panel to the street. If you’re calling around because the power flickers when your water heater cycles, or the inspector flagged a utility trench, or the site drainage has shifted toward the unit pad, you’re in the right place.

Lodgewick ADU Fresno is an independent service provider, not affiliated with Mighty Buildings, but we work with their units regularly and know the site-side specifications those panels and connections require.

Which Mighty Buildings Models This Applies To

Mighty Buildings ships panels and modules, but the site prep and utilities on a Fresno lot are almost always done by local contractors after the unit leaves the factory. That means the parts that fail aren’t Mighty-specific in the way a door hinge might be. What matters is how your particular unit was specced: the main breaker rating, the exterior disconnect location, and whether the original contractor ran Schedule 40 or 80 conduit underground.

We see two main configurations across Mighty Buildings models in the Fresno area. Studio and one-bedroom units typically pull a 100-amp service with a 60-amp subpanel feeding the interior, while two-bedroom units usually need 125 to 150 amps depending on whether the unit has an electric range or a heat pump water heater. The easiest way to confirm what yours requires is to open the exterior disconnect and read the breaker rating stamped on the handle, then check the label inside the interior panel door. If it says 100A but you have a heat pump water heater and an induction cooktop, that’s a mismatch waiting to trip.

For the site prep side, the failure we see most in Fresno is conduit separation at the stub-up where the underground run meets the exterior wall. The soil here expands and contracts through wet winters and 100-degree summers, and Schedule 40 PVC doesn’t flex enough to absorb that movement over time. We spec Schedule 80 for any Fresno underground run now, even where code only requires 40, because the added wall thickness survives the shifting better. If you’re unsure which was used on your install, we can identify it during a site visit before any replacement is quoted.

Signs Your Mighty Buildings Site Prep & Utilities Is Failing

  • Breakers trip when two appliances run at once. The main service to the unit is undersized for what’s actually installed inside. A 60-amp subpanel that worked fine for a microwave and lights starts struggling the day a full-size electric range goes in.
  • Water pools near the unit pad after rain. The original grading wasn’t sloped away from the Mighty unit, or the downspouts dump right at the corner of the pad. Over time, that water works into the conduit runs and the panel enclosure.
  • Exterior disconnect box shows rust or water staining. Fresno doesn’t see much rain, but when it comes, it comes hard. A disconnect box mounted on the weather side of the unit without proper sealing will start corroding within two or three seasons.
  • Lights dim when the mini-split compressor starts. Voltage drop through an undersized feeder line or a loose connection at the weatherhead. This is also the symptom that tells us the original connection wasn’t torqued properly.
  • Settled trench line running from the main house to the unit. The backfill compacted and now there’s a visible dip running across the yard. That dip is where the conduit is stress-flexing underground, and eventually it separates and lets groundwater in.

Replacement Cost & What’s Included

For a full site utility replacement on a Mighty Buildings unit in Fresno, here’s what our written estimates typically look like. These are ballpark ranges so you can budget before you call, not a substitute for a site visit.

  • Exterior disconnect box replacement: $380 to $620 installed
  • Weatherhead and riser replacement: $450 to $800 installed
  • Underground conduit repair (short run, under 25 feet): $1,900 to $3,400 installed, including trenching and backfill
  • Full utility tie-in package (panel, disconnect, trench, inspection): $4,800 to $11,200 depending on run length and panel service size
  • Site grading and drainage correction around the pad: $1,200 to $4,500 depending on slope and whether drainage pipe is needed

The spread in those numbers comes down to three things: how far the unit sits from the main panel, whether PG&E has to be involved for a service change, and what the original installer left us to work with. We provide a written price before any work starts, and we don’t change it at the door. Every job includes the 365-Day Done Right Promise: if the work isn’t right, we come back and make it right. That’s in writing on every project, and a live person answers our phones day or night at (559) 354-0579.

DIY or Call Us?

There are a couple of things an owner can safely check without touching anything electrical. Walk the trench line after a rain and look for standing water or fresh depressions. Look at the exterior disconnect box for rust streaks, water stains, or a cover that isn’t seated. Check that the area around the pad drains away from the unit. Those observations help us quote faster.

But anything that involves opening a panel, pulling a meter, or digging near an underground feeder line is not a weekend project. A live electrical panel carries more than enough current to kill. Underground lines in Fresno can be shallower than code requires because of soil erosion or bad original backfill, and hitting one with a shovel is a life-threatening mistake. If your breaker is tripping, your disconnect is corroded, or your trench has visibly settled, call (559) 354-0579 and let us put eyes on it. The estimate is free, and we’ll give you the number in writing before anything gets signed.
