Mighty Buildings Garage Conversion ADU: The Fresno Owner’s Guide
We stock and install Mighty Buildings-compatible garage conversion ADU components here in Fresno, with most parts running $240 – $1,900 installed depending on what’s failed. If you own a Mighty Buildings unit and something’s off, chances are we can match the part and have it swapped within a few days.
Most Fresno owners discover a problem the same way: a door that suddenly won’t seal against the summer heat, a wall panel that’s begun to delaminate at the seam, or an electrical run that trips a breaker every time the AC kicks on. Mighty Buildings units are built with panelized composite materials, and when one component starts to go, it tends to announce itself. The good news is these are modular systems, which means a failed part is usually replaceable without tearing into the rest of the structure. The bad news is that generic hardware-store fixes rarely hold up on a prefab panel system, and that’s where we come in.
Lodgewick ADU Fresno is an independent service provider, not affiliated with Mighty Buildings. We work on their units because we know how they’re put together. Russ Delmar, our owner, has been building and repairing ADUs across the Central Valley for the better part of two decades, and he’s seen which Mighty Buildings components fail first in Fresno’s climate and which ones just need a little attention.
Which Mighty Buildings Models This Applies To

Mighty Buildings produces a few distinct panel systems, and the part you need depends on which one your garage conversion was built with.
The Mighty House line, including the original Mighty Duo and the later Mighty Mod units, uses 3D-printed polymer composite wall panels. These panels interlock with a tongue-and-groove profile and are held with mechanical fasteners at the top and bottom tracks. If you’re replacing a wall panel section or the reveal trim that covers the seams, you need the polymer composite version, not the fiber-cement lookalike sold at big-box stores.
The Mighty Quattro and larger multi-module units use a similar panel system but with thicker structural cores. A panel from a Mighty Duo will not swap into a Quattro without shimming and fastener modification, and even then the fire-rating certification is voided. We check the panel stamp printed on the interior face of every panel we match. It’s a small alphanumeric code near the bottom track, and it tells us the batch, core thickness, and fire rating.
For trim, flashing, and door/window bucks, Mighty Buildings uses standard architectural aluminum and composite lumber profiles. Those we can often source locally in Fresno the same day. The polymer panels themselves typically take three to five days to arrive from a regional distributor, and that’s a timeline you should plan around.
OEM versus aftermarket: for structural panels, we recommend OEM or direct-equivalent polymer composite only. For trim, flashing, and sealants, quality aftermarket products from brands like Vulkem or OSI work just as well and often cost 20-30% less. We’ll tell you which is which before you spend a dollar.
Signs Your Mighty Buildings Garage Conversion ADU Is Failing
- Visible seam separation at wall joints. Fresno’s summer heat expands the composite panels, and if the original install didn’t account for thermal movement, the seams start to open. You’ll see a gap at the tongue-and-groove line, usually widest in late afternoon. This is a sealant and fastener issue, not structural failure, but it lets moisture into the wall cavity during winter rains.
- Soft spots or bubbling on the panel face. Mighty Buildings panels have a finished exterior surface bonded to the polymer core. When water gets behind the finish, usually at a window or door penetration, the bond fails and you get bubbles or peeling. If you catch it early, the panel can be dried, resealed, and repainted. If it’s been wet for a full Fresno winter, the core can degrade and the panel needs replacing.
- Doors and windows that stick or won’t latch. Floor settlement in older Fresno garages, especially in the Tower District, causes the module to shift slightly. The panels don’t flex, so the stress shows up at the door and window frames first. A sticky door is often the first clue that the slab wasn’t properly leveled before the Mighty unit was set.
- Musty smell or visible staining at the base track. The bottom track that anchors the wall panels sits directly on the slab. If the original installer didn’t apply a sill seal or the exterior grade slopes toward the building, water wicks up and sits against the polymer. The panels themselves won’t rot, but the track can corrode and the sealant will fail, opening the wall to pests and moisture.
- Breaker trips when the mini-split runs. Mighty Buildings garage conversions typically use a through-wall electrical chase for the HVAC and lighting circuits. If the penetration wasn’t sealed properly, dust and moisture work into the chase and can corrode connections. This shows up as intermittent breaker trips, which are frustrating and also a fire safety item worth addressing quickly.

DIY or Call Us?
There are a few things an owner can check safely. Look for visible gaps at the wall seams. Check the exterior grade around the foundation to see if water is sloping toward the building. Look for staining under windows and at the base track. These are diagnosis steps, not repairs, and they’ll help you describe the problem when you call.
Actual panel replacement is not a DIY job. The polymer composite panels are heavy, the fasteners are torque-spec’d, and getting the fire-rated assembly wrong is a code violation that can affect your insurance and your permit history with the City of Fresno. Add to that the fact that Mighty Buildings panels are under tension when installed, and a bad removal can crack the panel you’re trying to save. If it’s structural, call us. The free estimate costs nothing. The wrong DIY repair costs plenty.
When you’re ready, call (559) 354-0579 and we’ll get someone out to look at it. Russ puts every estimate in plain English, and if he thinks it’s something you can fix yourself with a tube of sealant, he’ll tell you that too.
FAQs

The polymer composite panels themselves carry a manufacturer expectation of 20-plus years, but Fresno’s heat and UV exposure take a toll on sealants, flashing, and exterior finishes in about 5 to 8 years. Plan on resealing seams and checking penetrations every few seasons, and the structure itself should hold up fine.
Sealant failures, fastener loosening, and minor surface delamination can usually be repaired without replacing anything. Core panel damage, corroded base tracks, and cracked structural panels need replacement, because once the structural core is compromised, patching the surface doesn’t restore the panel’s load rating. Call (559) 354-0579 and we’ll assess it honestly.
Trim, flashing, sealant, and electrical chase repairs are typically done in one visit, usually four to six hours on site. A full wall panel replacement takes a full day, sometimes two if we’re matching paint or re-setting adjacent panels. We’ll give you a written timeline before any work starts.
We keep common trim profiles, sealants, fasteners, electrical components, and track sections on hand and on our trucks. Polymer composite wall panels are order-in items matched to your unit’s stamp code, and they typically arrive in three to five days. If you need a panel, call us early in the week and we can usually have it installed by Friday.
Yes. Along with Mighty Buildings, we handle parts and service for Abodu, Cover, and Dvele units, plus Boxabl and Plant Prefab systems. The modular approach is similar across brands, but each manufacturer has its own fastener specs and panel tolerances, and we match those rather than treating every unit the same. Tell me what you need the space to do, and we’ll figure out the rest from there.
If your Mighty Buildings garage conversion ADU in Fresno is showing any of the signs above, don’t wait for a small gap to become a wet wall.
