James Hardie Garage Conversion ADU: The Fresno Owner’s Guide
We stock and install James Hardie siding, trim, and soffit products for garage conversion ADUs across Fresno, with typical installed costs running $2,400 to $5,800 depending on the scope. Most calls start the same way: a homeowner opens the garage door after a Fresno summer and notices warped HardiePlank lap siding pulling away from the studs, or HardieTrim boards swollen at the bottom edge where irrigation spray has hit them for five years. The good news is James Hardie products are repairable in place, and we keep the common profiles on the truck so we can quote the job and often start the same week.
We are an independent ADU builder in Fresno, not a James Hardie corporate entity. That matters because our job is to tell you the truth about what holds up and what doesn’t in this climate, not to sell you a specific product line.
Which James Hardie Models This Applies To

Most garage conversion ADUs we work on in Fresno use one of three James Hardie product families: HardiePlank lap siding, HardiePanel vertical siding, or HardieTrim boards. Each has a different failure profile and a different fix.
HardiePlank lap siding comes in 5/16-inch and 7/16-inch thicknesses, with exposure widths of 4, 5, 6, 7, or 8 inches. The 7/16-inch product is what we see on most Fresno garage conversions because it handles the thermal expansion we get when summer days hit 105 and nights drop into the 60s. HardiePanel is typically 4×8 or 4×10 sheets at 5/16-inch, used for larger flat wall sections. HardieTrim boards come in 4/4 and 5/4 thicknesses and are most commonly used as corner boards, window trim, and door casings.
The compatibility gotcha most homeowners run into: you cannot mix a 5/16-inch patch piece into a wall built with 7/16-inch HardiePlank. The face offset will be visible from the sidewalk. We have seen contractors do this to save time, and the homeowner ends up staring at a step in the siding line every time they pull into the driveway. If you are not sure what you have, measure the butt edge of an exposed board. If it is roughly the width of two quarters stacked, it is 7/16. One quarter is 5/16.
In Fresno’s dry heat, factory-finished HardiePlank (ColorPlus) holds its paint noticeably longer than site-painted boards. We have seen ColorPlus siding go 12 to 15 years before repainting, while site-painted Hardie in direct western exposure needs repaint every 6 to 8 years. If your boards are raw and being site-painted, factor that maintenance cycle into your ADU budget before you build.
Signs Your James Hardie Garage Conversion ADU Is Failing
- Warping or buckling at butt joints: HardiePlank expands and contracts with temperature swings, and Fresno’s 40-degree daily shifts in late spring will find any board that was nailed too tightly at the ends. The board cups or lifts, usually near corners or where two pieces meet. The fix is removing the over-driven nails and re-fastening with correct spacing, sometimes replacing the board if it has taken a permanent set.
- Swelling at the bottom edge: This is almost always irrigation. Fresno homeowners run sprinklers or drip lines close to the garage wall, and water wicks up into the bottom 2 to 4 inches of the siding. Fiber cement absorbs water just like wood at the cut edge. You will see the board look puffed, with paint flaking in sheets. The repair is cutting back the damaged section and installing a proper clearance gap above soil grade.
- Gaps opening at corner trim: HardieTrim corner boards installed tight against each other will push apart as the material moves. A gap of 1/8 inch or more lets Fresno summer dust and winter rain behind the trim, which then loosens the corner from the sheathing. Re-setting the trim with backer rod and correct fastener spacing solves it, but only if the underlying framing is still sound.
- Nail heads backing out, called nail pops: Fiber cement does not grip nails the way wood does. If the original installer used roofing nails or the wrong gun setting, nails will back out over 3 to 5 years. You will see small bumps in the paint line, often in vertical rows. Each popped nail is a water entry point.
- Soft spots when you press on the wall: That is not the siding, that is the framing behind it. In Fresno garages built before 1990, we frequently find dry rot at the bottom plate where the old slab allowed groundwater to wick up. The Hardie siding will look fine on the face while the structural wood behind it is turning to mush. This is the one that turns a $700 siding repair into a $3,000+ framing job, and it is exactly why we open the wall to check before we quote a “simple” replacement.
Replacement Cost & What’s Included

For a Fresno garage conversion ADU, here is the straight pricing picture based on what we have charged on recent jobs in the area.
- HardiePlank lap siding repair, isolated section (up to 40 square feet): $600 to $1,100 installed. Includes removal of damaged boards, inspection of the framing behind them, new 7/16-inch HardiePlank matched to your exposure and color, caulking, and touch-up paint.
- HardieTrim board replacement, per corner or window casing: $350 to $700 installed. Includes matching trim profile, proper fasteners, backer rod, sealant, and finish paint.
- Full exterior re-side of a standard 2-car garage conversion (roughly 380 to 500 square feet of wall): $4,800 to $8,500 installed. Includes tear-off, house wrap, new HardiePlank or HardiePanel, all trim, and paint on the new siding. The range depends on whether there is existing damage to the sheathing and whether we are re-trimming windows and doors.
- Sheathing or framing repair found during siding work: $400 to $2,000 depending on what we find. We show you what we found before we touch it. No change orders by surprise, because we write the price before the work starts and here is the key: if we find the rot that we warned you about, we tell you, show you, and agree on the number before we go further. The written price covers the work described. New scope gets a new written price, agreed to before any additional work begins.
Every repair or replacement carries Lodgewick’s 365-Day Done Right Promise. If the work fails within the first year, we return and make it right at no charge. That promise is in writing on every project, and Russ Delmar signs the document himself.

DIY or Call Us?
You can safely check a few things yourself: look for irrigation heads spraying the garage wall, check for dirt or mulch piled against the bottom edge of the siding, and note where paint is peeling or boards are lifting. What you should not do is pull off a warped HardiePlank to see what is behind it. Fiber cement boards are brittle, and a board under tension can snap back at you when the fasteners release. More importantly, if there is dry rot behind the siding, opening the wall without a plan for closing it back up can leave your garage structure exposed to Fresno’s winter rains.
If what you are seeing is nail pops, paint wear, or isolated trim damage, this is not dangerous DIY territory. But matching the texture and color of existing James Hardie siding is harder than it looks, and a mismatched patch will hurt your ADU’s resale value. Most Fresno homeowners we work with decide the same thing: they check the irrigation and the clearance gap themselves, then call us for the hands-on repair. (559) 354-0579 gets a live person, 24/7.
FAQs

HardiePlank and HardiePanel are rated for the life of the structure, and in Fresno’s dry climate the fiber cement itself will not rot, split, or support termites. The limiting factors are paint adhesion, which runs 6 to 15 years depending on whether you are using factory-finished or site-painted product, and installation errors like over-driven nails or missing clearance gaps, which show up in the first 3 to 7 years. If you are seeing paint failure but the boards are sound, a repaint is a $1,200 to $2,400 job on a typical garage ADU. Call (559) 354-0579 if you want a written number for yours.
Yes, in most cases. We cut out the damaged section at the nearest stud, install a matching replacement piece with proper 1/8-inch butt joints, and the repair becomes nearly invisible after paint. The exception is when the existing siding was installed too tight or with insufficient nailing, in which case the surrounding boards are already failing and patching one section just means you will patch the next section next spring. We will tell you which situation you are in and price both options.
An isolated siding or trim repair is typically completed in one visit of 3 to 5 hours. A full re-side of a standard garage conversion runs 3 to 5 working days, depending on framing repairs, window and door trim, and whether we are working around a finished interior that limits nail-through access. We give a defined arrival window and a completion date in writing before any work starts, and if something changes the schedule, you hear it from us, not the other way around.
We keep common Fresno profiles on the truck: 7/16-inch HardiePlank at 6-inch and 8-inch exposures, ColorPlus primed trim boards in the common widths, and HardiePanel sheets for the larger flat sections. If your specific color or texture needs to be ordered from James Hardie, it is a 4 to 7 day lead time in Fresno, and we order it the same day you approve the estimate. The price we write is the price you pay, including the special order.
